Everything a home build throws at you
From the first slab quote to the last repayment - one dashboard instead of six spreadsheets.
Project dashboard
Tiles for Spent, Budget used, Cash in bank, Loan drawn, Interest accrued, Forecast final cost, Weekly burn and Runway.
Stage timeline
Slab, Frame, Lockup and every other stage on a Gantt-style chart, with target dates and drawdown markers plotted on it.
Budget vs actual
Per-stage budget lines roll up into the project budget - budget, paid, committed and remaining, overruns flagged in red.
Expense pipeline
Expenses move Quoted, Committed, Invoiced, Paid - GST worked out for you, and each invoice quietly checked against market rates.
Lenders, interest & gearing
Multiple lenders with limits and rates - interest accrues daily, and an end value unlocks LVR, peak gearing and margin incl. finance.
Cashflow forecast
A monthly spend plan projects the build forward - interest to completion, cash low point, first shortfall and variance vs plan.
Stress tests
The plan beside rates up 2%, spend up 10% and a three-month-late finish - see the worst case before the bank asks about it.
Document vault
Versioned drawings, contracts and permits behind one share link - trades always open the current set, no app, no login.
Costing overlay
Link a Costing estimate and every stage shows its market-priced range beside the real invoices - above, within or under range.
Suppliers & trades
Every expense grouped by supplier business and by trade - share bars of who got the money and what it bought, paid vs pipeline.
Invoices, however they arrive
Email them to the project's own address, drop a stack into the chat, paste a supplier link - each becomes an expense, read by AI.
AI project review & import
One click critiques the whole ledger - mistakes, savings, what to do differently - and whole projects import from a statement.
The four views that keep a build on the rails
The funds-run-out date, always visible
The dashboard computes your weekly burn from real paid expenses and projects it against funds available - cash plus undrawn facility. The result is a date, not a feeling.
- Weekly burn from actual payment history
- Runway in weeks, funds available across cash and facilities
- Committed-but-unpaid amounts counted before they hit
- GST tracked separately for your BAS
Overruns in red, before they compound
Each stage carries its own budget lines. As invoices arrive and get paid, the budget vs actual table updates - so a blown framing budget is visible while there is still time to claw it back elsewhere.
- Budget / paid / committed / remaining per stage
- Forecast final cost flagged against contract budget
- Link a Costing estimate - each stage checked against its market-priced range
- Cumulative expenditure chart across the whole build
| Stage | Budget | Paid | Remaining |
|---|---|---|---|
| Slab | $180,000 | $176,400 | + $3,600 |
| Frame | $310,000 | $322,400 | − $12,400 |
| Lockup | $420,000 | $268,900 | + $151,100 |
| Fixing | $450,000 | $41,200 | + $408,800 |
| Completion | $185,000 | $0 | + $185,000 |
Every trade on the current drawings
Upload drawings, engineering, contracts and permits into a versioned vault, then share one link. It always opens the current set - superseded versions stay flagged in the timeline, and no financials travel with it.
- Status tags - For Construction, Preliminary, On Hold
- A QR poster for the site shed and copy-paste update notices
- A transmittal register PDF with every version of every document
- A view counter shows the link is actually being opened
A shoebox of invoices becomes a ledger
Drag a stack of invoices and receipts into the chat - each one becomes a paid expense in the open project. Give the project its own email address and forwarded invoices file themselves. Paste a supplier's quote or product link and the price lands as a quoted expense. Or upload a whole loan statement and watch the drawdowns read themselves in.
- Bulk invoice and receipt reading, reviewed before anything is saved
- An email address per project - forwarded invoices become expenses
- Supplier links and whole-project spreadsheets read in too
Just tell it what happened
Say "add a $4,200 plumbing invoice against the Fixing stage", paste a supplier's quote link, or ask "how much facility is left with the bank?" and get an instant answer. Attach or drag in documents and the AI reads them straight into the app for your review.
A lender-ready cost report, always current
One click turns the project into a clean PDF - budget vs actual by stage, facility usage, drawdown history and the funds-run-out projection. Exactly what the bank asks for at every progress claim.
- Budget vs actual by stage with overruns flagged
- Facility, drawdown and interest summary per lender
- A monthly digest made for lenders and partners
- GST totals ready for your BAS, plus full CSV export
Frequently asked
Is it free to use?
Yes - creating an account and managing your build is free. No card required.
I'm an owner-builder, not a professional. Is this for me?
It was built for exactly that. If you can read a bank statement you can run this - the wizard sets up your stages, and the AI can even import your existing spreadsheet so you do not start from zero mid-build.
How is the funds-run-out date calculated?
From your real numbers: weekly burn is computed from actual paid expenses, and funds available combines cash on hand with the undrawn part of every facility. As invoices are paid and drawdowns land, the date moves - honestly.
Can it handle multiple loans and lenders?
Yes - any number of facilities across different lenders, each with its own limit, drawdown schedule and repayments. The dashboard shows combined facility usage and what is left to draw.
Does it track GST for my BAS?
Every expense splits GST out automatically - tell it whether the amount includes GST (the Australian norm), has GST on top, or none - and the report totals it for any period. BAS time is a lookup, not an archaeology dig.
Can it tell me if I'm being overcharged?
Three ways. Invoices with a stated quantity are checked quietly against live ABS-indexed market rates. Link your Costing estimate and every stage shows whether the real invoices are landing above, within or under its market-priced range. And the one-click AI review reads the whole ledger and says candidly where money is leaking.
Can my partner or builder see the numbers?
Share a view-only link with anyone - partner, broker or builder. They see the live project without being able to change anything. A separate document vault link shows the trades only the drawings and documents, never the money.
How do the trades get the drawings?
One vault link - or a QR poster pinned in the site shed. It opens in any phone browser with no app or login, always shows the current versions with superseded ones flagged, and a one-tap update notice tells everyone what changed.
